Arizona Real Estate Rebate - Arizona Home Buyer RebateWhat is an Arizona Home Buyer Rebate? When a property is listed for sale in Arizona, the seller typically pays a 3% commission to the buyer's broker. Then the Broker pays the Agent their agreed split. Most real estate agents then keep all of the commission for themselves. When you use Zenja Darabnia as your exclusive buyer's agent and purchase a home, I will give you up to a 20% rebate* on your home purchase.

Arizona Real Estate Rebate applies to all homes listed for sale - including those listed with another real estate company and includes New Construction as well as previously owned homes.

All parties to the transaction shall acknowledge Arizona Home Buyer Rebate in writing and shall be disclosed in an Addendum to the Purchase Contract.

Please forward this information to anyone you know that is considering buying a property in Arizona. Basically, the seller pays my commission and I give the buyer a Commission Rebate and Full service. It's a Win-Win.

* Rebate is available to buyer’s who close escrow with Zenja Darabnia, a real estate agent of HomeSmart, acting as their sole and exclusive real estate agent for their home purchase. For homes with a Final Sales Price of $100,000 or more, a Cash-Rebate is calculated as 15% of the cooperating real estate broker commission actually received by the agent of HomeSmart at close of escrow as indicated on the final Settlement Statement for representing the buyer, minus any allowances or deductions paid by HomeSmart and or Zenja Darabnia as related to the transaction. At times, seller and/or listing brokers in a real estate transaction may offer the buyer’s broker an additional bonus or incentive above the base cooperating brokerage commission. Home buyers that are financing must get Lender approval, as not all lenders will allow it. Rebate shall be credited to the buyer on Settlement Statement.

A rebate or other monies paid on behalf of the licensee to his client should be paid through escrow upon specific written instructions of the broker.The intent to pay such monies to a client should be reported to all parties involved.
Some loan programs do not allow such rebates.


“Cash Back” transactions are not appropriate unless the rebate is disclosed in the body of the contract; all parties (broker, loan officer, mortgage lender, title company, etc.) are fully aware of the monies being remitted to the client; and, the monies are clearly disclosed in the Settlement Statement.
